Tips for local home buyers: Get ahead this spring

MADISON COUNTY, Tenn. — A local realtor says the Madison County housing market is stabilizing as the spring buying season approaches, with conditions shifting slightly in favor of buyers.

“Throughout February, we’ve seen everything pretty much stabilize. It still is a little more of a buyer’s market, but everything is kind of evening out now,” said Victoria Saveh Commage, realtor for Better Homes and Gardens Real Estate.

According to Redfin, Madison County homes are selling for an average price of $280,000. In January 2026, prices were up 14.8% compared to the same period last year.

Saveh said the shift is tied to how long some properties are sitting. “They’re shifting a little bit, mainly because some houses are sitting a little longer than normal,” she said.

On average, homes in Madison County sell after 78 days on the market, compared to 85 days last year.

Interest rates and buying tips

Even as sellers lower prices, buyers remain cautious about interest rates. “Interest rates have slightly dropped since about a month ago,” Saveh said.

The average 30-year fixed mortgage rate in Tennessee is 6.55% this month, according to data from Curinos LLC.

Saveh offered several factors buyers should consider when searching for a home. “Location is number one, obviously, because you can’t change that. When you go in, just keep an eye on structural things and, obviously, your payment has to work for you, but having the right realtor can help,” she said.
